Those answers shape every decision downstream, from material spec to final sign-off. The work begins at the first walkthrough, not the bid.
Some owners hand us the full scope — design, procurement, and build. Others bring their own design team or owner’s representative and need a general contractor to execute the plan. We do both.
A large share of our work comes to us through owner’s reps who trust us with the build while they run the program — we complement that role, we don’t compete with it.
Your timeline is not the same as the property down the street. We staff for depth, not headcount — multiple superintendents, 70+ crew, seven-day weeks across phased floors. Crystal handles full-service properties with multi-trade overlap, brand compliance across hundreds of rooms, and procurement volume smaller field offices cannot absorb. We work both ways — full turnkey delivery, or general contracting on a scope your design team or owner’s representative already owns. A large share of our renovations come to us through owner’s reps. We execute the build alongside them, not in competition with them.

We listen first. Phase 1 is where the hotel renovation process gets defined. We walk the property, sit with ownership, and unpack the goals: guest experience, brand standards, return on investment, timeline pressure, and the constraints that always come with an occupied property. Preliminary budgets get drafted. Scope gets framed. By the end of discovery, the project has a shape, and ownership has clarity on what Crystal will deliver.
Consultation & Discovery Scope

Where the plan gets pressure-tested. Pre-construction services are where most schedules win or lose. In Phase 2, we run value engineering against the design package, walk constructability with our superintendents, lock the master schedule, and qualify subcontractors against the property’s complexity. The work isn’t glamorous — it’s the audit that protects every milestone downstream. By the time we break ground, the project has a phasing plan, a permit path, and a procurement strategy that lines up with delivery dates.
Pre-Construction Planning Scope
Built to brand. Built to budget. Phase 3 is where design becomes buildable. We coordinate with the owner’s interior designer or the brand-designated design team, translate intent into shop drawings, and prototype custom elements in our in-house millwork and stone facility before they hit the property. For brand conversions, this is also where we align scope against PIP requirements and brand-standard finish packages for properties under Marriott (including Ritz-Carlton), Hilton, Hyatt, and IHG flags. The version that lands at the punch list looks like the version on the renderings, because the work was prototyped before it was installed.

Design Coordination Scope
Where schedule meets supply chain. Procurement is where renovations stall when it’s run loosely. In Phase 4, we manage FF&E (furniture, fixtures, and equipment), OS&E (operating supplies and equipment), and construction materials sourcing as a single coordinated stream. We track lead times against the construction schedule. We stage deliveries to match phased floor turnovers. We absorb the back-and-forth with vendors, freight, and customs so the property doesn’t. The result: trades arrive to find materials waiting, not the other way around.
Procurement & FF&E Scope
Where the trades sequence and the floors phase. Construction management is the longest phase and the one that ownership feels most directly. We sequence trades, run safety and quality control daily, hold weekly owner check-ins, and track budget against scope in real time. For occupied properties, the construction model is phased: floors turn live to dark to live while revenue keeps flowing through the rest of the asset. Our superintendents log every change order, every brand inspection, and every variance from the schedule so nothing surprises ownership at month-end.
Construction Management Scope
Punch lists short. Walkthroughs clean. Rooms back in inventory. Most contractors treat closeout as the wind-down; we treat it as the proof point. Phase 6 covers the punch list (kept short by daily quality control during Phase 5), brand walkthroughs against flag standards, mechanical commissioning, warranty documentation, and the final handoff to ownership and operations. A clean closeout is what lets the front desk start booking rooms back into inventory the day after turnover, not three weeks later, after the rework gets called in.
